If you missed my "How to Make 2019 Awesome" webinar last week, then you didn't get to read an inspiring story I shared about a Minneapolis home stager who pursued her dream, this time last year.  Here is Laura's story, as well as her recent staging photos...go Laura!

EXACTLY a year ago, Laura Bohn, a Minneapolis home stager took the plunge into staging...she was exactly where YOU may be and here's her story and design work to inspire you...

I worked as a Radiology Technician for 3 years with Twin Cities Orthopedics until I took the plunge to pursue my dream of owning a business in design...

It was actually my sister that gave me the idea of home staging. She went to a tent show at the Minneapolis Convention Center and ran into a lady that was a home stager.   She went through the HSR training and raved about it, so my sister happened to get all of her personal information for me to reach out. She thought very highly of HSR and told me to really consider it if I wanted a career change.

It wasn't a tough decision for me to make. It all felt right...

I was very unhappy in Radiology and knew it wasn't my forever career. I was sick of working for someone, I wanted to work for myself and build an empire of a company while I was at it.  I completed most of the HSR training while I was still working in Radiology, but on January 12th, 2018 I said to myself enough is enough and quit my day job to pursue my dream full-time...

It was the best decision I have EVER made!

Looking back, it's funny how I think I learned more about business in the HSR training than I did in my 4-year Bachelor's Degree in Business Management.

They didn't teach me the processes it takes to start your own business, such as how to get an LLC, EIN, build a website, properly network, etc. Not only do I feel confident now in my business processes from the training I received from HSR, but I feel like I can conquer ANYTHING that comes my way because I have the resources and fellow stagers that I've met along the way right at my disposal.

I've been in business less than a year and I've already seen tremendous growth by putting HSR's training into action...

It's the start of 2019, so today I look at my business as this is my year. I want to go out there and smile more, challenge myself, take risks, set new goals and make a change not only for myself and my business, but for the homeowners I have the chance to work with.

I love helping people sell their homes or redesign their current home.  I love the looks on their faces when they see their home staged for the first time, but I love it even more when the home sells fast and for top dollar.  If I can make people happy by selling their home or designing a space that better suits their lifestyle that they look forward coming home to, then I'm doing my job.

If I had to do it all over again, I wish I would have started 10 years ago! Even if you're on the fence about it, I say just go for it...

Home Stager Interview

In my training, I walk people through how to discover the right business model for their situation.  Why do I do this?  Because everyone who joins the HSR Home Staging Certification training has different business goals and reasons for becoming certified in home staging and design.  

Below is a very cool home stager's story because her business evolved with her family situation...

When Leslie Anderson of Leslie Anderson Interiors, a Washington DC home stager started her staging business her goal was very simple...work part time in order to focus on her kids.

What was your life like before becoming a home stager?

Prior to starting my Home Staging business, I was a stay at home mother of three children. I spent most of my spare time volunteering for the local public schools and helping friends decorate their homes! One day I was helping a friend get her house ready to go on the market and I decided to look into home staging as a career. That is when I started researching online courses such as Audra Slinkey's Home Staging Resources.

How did you get started in your business?

When I decided to become a home stager it was important to me to become certified. I looked at many different options and was most impressed by the Home Staging Resource's program. I was excited about how Audra's experience and background helped her build her program and the quality of the materials her program offered (including a website) to get my business up and running as soon as possible.


How does your business look today?

I am so excited about how far my business has come. I started out doing this as a part time business while my kids were still home. In the last year, I have been able to work full time and have moved my entire inventory into a new warehouse and office. It makes such a difference! It has given me the ability to become so much more efficient and sales are increasing daily!

Any advice you would give someone thinking about getting into the industry?

I took my time in getting my business up and running as I am the type of person that likes to make sure that everything is in line. If I were to do it all over again, I would probably get the ball rolling a bit faster than I did. I like to perfect things and I have now realized that part of perfecting your business is to allow yourself to learn from your mistakes.

What has been one of the secrets to your success?

Not only did Audra's program help me get my business up and running quickly, it has also helped me grow my business each year. Audra continually adds things into her program to help stagers increase their revenue streams in different ways. I always have access to new ideas and marketing materials which is so important and helpful to me as a single business owner!


Now Leslie has her own storefront and warehouse...woot!!  I'm so proud of her and I bet her kids are too.  Thanks so much Leslie for sharing your story!

Audra, I've been so busy, I'm taking a three week Vacation in San Diego as of today 🙂  I have now 10 homes staged at the moment.  My husband is isolating the pole barn in our yard, so we can heat it. He's happy for my success, but not that I'm taking over his pole barn. lol  Here are a few photos of the latest house...The house was on the market all summer, I staged it and it had two offers in 1 day. 1 was full price 🙂 I am currently in San Diego, may daughter just gave birth to twin boys this morning!

Pursuing Your Passion

I hear it all the time…”I need to just wait for XXX to happen and then I can pursue my dream of becoming a home stager.”  Sometimes waiting for the stars to align means things never happen for us.  Most of the time we let fear and self-doubt paralyze us from making decisions we know we would love to do.  Will you be finally pursuing your passion in staging for 2016?

Cori Smith of The Humble Abode was in this exact situation last year before she finally took the plunge by pursuing her passion and joined the Home Staging Resource training.

I recently asked her if she would have done anything differently now that she is living and breathing staging and she answered:

The only thing I would have done differently is doing it sooner.  I believe the biggest challenge starting a new business is courage and know how.  I needed a more solid business plan/model. HSR provided the guidance and direction I needed to be a Professional. 
 
So, don’t wait! If you have been rearranging furniture since you were 8, have a love of color and decor and your friends ask you all the time to help them with their house….Its time!!!

Cori graduated from the HSR training in April and hit the ground running with her business and passion!  When I interviewed her originally after she signed up, she told me these prophetic words:

My background in design and decor has always been a hobby and a passion.  Friends and family have been telling me for years to do something with my gift/talent…I am looking forward to making something that I have ALWAYS done into an official business!

I followed up with her a couple months ago and asked her how her business was doing and what advice she would give.  Here is her amazing story, wisdom and photos merely 6 months later…

1.  What was your background before starting a home staging business and how did it serve you well in this new endeavor?

My background was primarily in EMS. But, I have always been redesigning, remodeling and staging for friends and family.  I can’t remember a time when people didn’t tell me that I should design and decorate professionally. When I finally took it seriously I searched out Staging accreditation and chose HSR.  It is the best decision I could have made. HSR provided the bones for my business. The plan and direction.  There really is no way I could have done it with out HSR.

Now, thanks to the training that HSR~Audra Slinkey~ provides, my new business is gaining success every day!

2.  How “busy” are you today and why?  Do you have any real estate agent partnerships?

As of July, 2015 I average 1 to 2 consultations (redesign and/or occupied staging) a week, 1 redesign project every 2 weeks and at least 1 vacant staging per month. And my business is growing with a new partnership…the Charleston Dream Team. AND as I was completing a vacant staging project just yesterday, that client called Charleston Home & Design whom they work with frequently and told them to do a piece on my business.  None of this could have happened with out HSR!

3. Wow, that’s a steady stream of business already!  How have you marketed yourself?

Lets just be totally honest here….marketing is NOT my strong point.  I have quite a few friends and acquaintances that are realtor’s. That helped. My first vacant staging as The Humble Abode was basically a charity project (wanted to help a friend sell her vacant listing of 4 months and I knew I could do it!). I pilfered furniture, begged and borrowed and invested in my first acquisition of accessories. Promoted the talents of other friends who are Artisan’s and Craftsman by using their wares to fill the “Crooked House” a 1923 Charleston Single in Historic down town. It would have been easier to just deliver a yummy plate of “Pop By’s” to the nearest Realtor’s office.  The home received an offer with in two weeks of being staged….it wasn’t done up fancy or lux…just felt lived in.  That got folks talking about The Humble Abode.
Now, I use Thumbtack, Porch, Houzz and Face Book for most of my marketing. Mailers don’t seem to work and I haven’t had a great response to email marketing.  In my area it is who you know or who know’s you and refers you.
Get to know your Realtors. Establish relationships, make friends. In this day and age I am finding that people appreciate the face time and that you care about them and their clients.

4. Are you glad you decided to go into the home staging field?  Why or why not?

Yes!!! I was staging before I even knew there was such a thing and I have found my professional niche! I will most likely never do anything else.

5. Any words of wisdom for those just entering into the field?

I just have to THANK YOU again for HSR and the thorough extensive training you provide. I honestly could not have made my passion (or should I say fetish) into a business with out this amazing training!  I recommend that others trust the HSR training and learning process. Give yourself time, confidence comes with experience. Be honest with your clients.  Don’t be afraid to fail~that’s were we learn the most!

I have never heard any of our HSR Members say they regret following their design passion and getting into the industry…Never!

3 Ugly Truths About Home Staging

 

I wrote an article recently in the National Association of Realtors, Styled, Staged and Sold blog that got a lot of interesting and conflicting comments from agents and stagers.  In the article, that you can read here,…I talked about the importance of being of honest with sellers in the 2015 real estate market and to tell the ugly truths about staging and selling.

The comments came fast and furious.  One of the commenters didn’t like the “angle of the before photos” because it wasn’t EXACT, so she did not think she would use a stager…huh?!!  This kind of nonsensical thinking is still out there when it comes to understanding what staging does and does not do for a home.  I’ve said it before and I’ll say it again:

Home staging is not rocket science, it’s pure economics…when you use an expert to improve the look of a product, the demand thus price goes up.

The article was a follow-up on my 3 Ways to Start a Bidding War Through Staging article that has been shared a TON by stagers and agents, so thanks so much!  I’m reminded that I need to educate sellers and agents like never before about home staging!   Together, we can do so much!

 

This season’s real estate market promises to be an exciting one, so buckle your seat belt folks…
