Client Action Plans

Client Action Plans and Staging Reports

At HSR, we provide you with a variety of helpful "Client Action Plans" so it's easy for you to download them in Word, customize them to your business and easily walk through the home with one in hand (as described in the HSR Guide to Success Section).

We recommend you download and review each Action Plan.  My preference is the Staging Report (shortened) for efficiency and I like the photo visual BUT if you really want to follow the 8-Steps in each room, FEEL HOME process, the HSR Feel Home Action Plan may be the one for you.  For a very simple report, go with the Top 10 Priority Report which simply let's you fill out the most important staging priorities.

We give you various options, so you don't all look alike and because we know everyone approaches design a bit differently.

What to Do In A Staging Day

What do you do if a client or agent wants you to get straight into a home for a half day or full day of staging?  In this video, I show you what we did in a half day with a VERY cold client.  Before we jump into it, remember that in this scenario where they want you to just roll up your sleeves and work miracles, there is a bit of prep work we ask of the seller to do in the form of the "Home Preparation Plan" which you should give to the seller before coming to any home.

“Quick Start” Your Business

A Simple Way to "Quick Start" Your Business

Remember...you came to HSR because you love design and have been either formally trained or training yourself for years because of this passion! You already have what's important to the seller but have not formulated the "business" behind your art. If you get a call right away and think you may want to use this as a valuable training experience here's what you should do...

1. Take the call and let the client know you are still working on the "nuts and bolts" of your business but are happy to come by for a Consultation and Walk and Talk where you will go through the home with the seller and verbally tell them everything they should do to get top dollar for their home. Charge between $175-$300 (depending on your demographic) and plan on staying between 2-3 hours in the home. The forms you will want to use are listed below:

  • Seller Pre-Appointment Sheet - Basic yet critical questions for you to get a feel for the home
  • Staging for "Top Dollar" Guide - You can name this sales hand-out the "Seller's Essentials Guide" too or anything you want since it's an enticing 17-page, statistic and photo filled sales sheet to email.
  • Staging Report (Shortened) - This is a shortened version of a client action plan called the "Staging Report" and is great for your "Walk and Talks"
  • Creative Pricing Model - Have pricing ready for when the client needs you for a Staging Day or 1/2 Staging Day.

(Please SAVE these forms to your computer and then OPEN them from there)

2. Sit with the client and discuss the home, staging, etc.. (you may want to watch our Consultation Video)

3. Do a quick walk through of the home while the seller reads the Top Dollar Guide that you've tailored to your area and business.

4. Do a thorough Walk and Talk through the home with the client.
